If you have ever interviewed several agents to list a home for sale before, you may know how shocking the difference in recommended sales price can be! You will have the agent who knows you love your home, and knows you would love to hear you can make a killing on the sale. This agent may be willing to list your home far above a reasonable selling price, knowing full well it will be one of the homes that sits on the market far too long. This agent is generally less experienced, and just wants to "win" the listing bid. Inevitably an over-priced home will have to drop it's sales price. When a home sits on the market for an extended period of time, and has several price cuts before it reaches a reasonable market value, it begins to pick up a "stigma". Prospective buyers begin to wonder what is wrong with the property, why hasn't someone else purchased it yet?
Then there is the "wheeler and dealer" agent, not interested in investing a lot of time on a listing, but is just out to make a quick sale. This agent will be willing to list a home significantly below the market value, promising a quick sale, knowing it won't last long on the market at that price. Generally, in this case the property owners don't understand the worth of their home in the current market, and/or may be overly desperate for a quick sale. These are the properties snatched up by investors and developers who are familiar with the market, and can bank on a property's resale value.
Where is the fine line? It's found in an accurate market analysis from an experienced real estate agent. Using comparable sales in the neighborhood - homes of like size, age and features - a strong market value for a home can be determined. It's the middle ground where the sellers and the buyers are getting good value in their negotiations, and the property sells in a reasonable time frame. This is the type of listing where everyone walks away from the transaction feeling satisfied. This is the type of listing I recommend to all of my clients.
